The 20-acre site for Neylon Farms was once owned by the Pat Neylon family who were faithful members of the Mt. Sterling Holy Family Catholic Church.  Upon passing in 1957, the Neylon estate gifted the land to the church.  In 2020, the Holy Family Church reached an agreement with the current developers to make the property available to the Mt. Sterling community to develop for future homes.

You can make arrangements immediately to reserve any of the 24 lots to be built in phase 1.  Phase 1 will be completed and ready for constructing homes by October 1, 2021.

Lot prices begin at $17,500 for a lot that is 80 feet wide by 137 feet deep.  A lot that is 84 feet wide by 137 feet deep is $20,000.  Lots that are 90 feet wide by 137 feet deep are $25,000.

Neylon Farms wants to help fulfill what a family has dreamed of building.  You are welcome to bring your own plans or Neylon Farms has several designs to pick from.

You can use your own builder or act as a general contractor for a builder.  Neylon Farms also has qualified builders who want to build for clients and our Property Development Manager can help facilitate those connections.

We recognize that a home is a substantial investment for any family and therefore Neylon Farms is committed to helping families maintain and increase the value of their homes over time. We also recognize that homeowners want to be confident that their future neighbors will build homes according to a certain standard and maintain those homes in a way that benefits the entire community. For this to happen, covenants are administered by a Homeowner’s Association (HOA) which start by approving the home building plans and continues by assuring that each homeowner is represented fairly and in the best interest of the Neylon Farms community.

An HOA is an organization in a subdivision that makes and enforces rules for the properties and its residents. Those who purchase property within an HOA’s jurisdiction automatically become members and are required to pay dues.

An HOA has a board of directors that are elected to enforce and oversee the rules and regulations (covenants) of the subdivision.

The Neylon Farms neighborhood resides within the city limits of Mt. Sterling and therefore its property is assessed in the same manner as other properties in Mt. Sterling.

Neylon Farms has an aggressive plan to locate families in the neighborhood. Our goal is to build 5 to 6 homes per year which would allow for Phase 2 to be available in the fall of 2024.

Mt. Sterling is fortunate to have a very active organization called Action Brown County (ABC) that works tirelessly to improve the community.
